About the Role
The Financial Analyst-Utilities is a newly created role, reporting to the VP-IPP Finance. This role will support the monthly, quarterly, and annual financial planning, reporting, forecasting, and analysis for Utilities that are part of the Income Producing Properties (IPP) Portfolio.
The incumbent analyst will collaborate with various teams including Accounting, Property Management & Operations to gather, interpret and use complex data, prepare and automate utility financial models and utility KPI analysis, assist in preparation of monthly, quarterly and year-end utility reporting packages, and support special projects and initiatives pertaining to energy consumption and sustainability.
Key Responsibilities
- On a monthly basis, record Utility expense (Hydro, Gas & Water) for each property in the IPP Portfolio
- Responsible for completeness and accuracy of monthly, quarterly and annual utilities costs for each property
- Responsible for monthly review of all utility bills including utility rates and consumption for each property; and communication with the Utilities Providers re: any issues with the billing
- Set up online utility accounts for any new property added to the IPP portfolio to ensure all utility bills are received on time
- Prepare variance analysis on Utility Costs in comparison to budget and prior period on a monthly, quarterly and annual basis
- Lead annual budgeting and quarterly forecasting for Utility costs for each property in the IPP Portfolio
- Create, update and maintain, with accuracy, the financial models for Utilities tracking and reporting for the whole portfolio
- Track and monitor daily meter reading recordings for Hydro, Gas and Water in Yardi by property
- Submit consumption data to providers to ensure actual consumption is captured in monthly billing; maintain the schedule of meter readings submission
- Develop KPIs for tracking Utility Consumption and Pricing for each property in the IPP portfolio to assist in monitoring the efficiency of energy savings/special programs undertaken by the Operations Team
- Responsible for preparation of the annual package for GRESB and EWRB reporting
- Provide support to Asset Management, Property Management & Operations teams pertaining to Utilities monitoring and cost reporting.
- Assist with special projects and ad hoc requests

- Demonstrated ability to run complex models working with large data sets
- High attention to detail and commitment to accuracy
- Advanced excel skills and financial modeling skills
- Ability to work independently with minimal supervision and also be a team player
- Excellent organization, prioritizing and problem-solving skills
- Strong analytical skills
- Ambition and the desire to learn and continue to grow
- Flexibility, and the ability to manage changing priorities and work within tight deadlines
- Excellent interpersonal and communication skills (verbal and written)
- Experience in utilities/energy industry (preferred)
- Bachelor’s degree in Accounting, Finance, Math, or related field of study
- Previous experience with GRESB Reporting
- 3+years of financial analysis experience
- Proficient in Microsoft Office Suite (advanced Excel) and working knowledge of Yardi accounting software (preferred)
- Hands on experience in financial modelling
- Understanding of general accounting rules and principles
- CPA, CFA, or MBA is considered an asset
