We are looking for a Financial Analyst to join our Finance team and help drive data-driven decision making across airport concessions, development projects, and asset performance.

This role sits at the intersection of finance, real estate development, and aviation, partnering closely with development, leasing, and operations teams to support major airport projects and commercial portfolios.

What You'll Do

Development Project Financial Management

  • Play a key role in the financial oversight of major airport development projects, supporting cost control, financial tracking, and reporting for large-scale initiatives such as LAX and other portfolio developments.
  • Partner closely with development, construction, leasing, and operations teams to monitor project budgets, track spending, and provide financial visibility throughout the life cycle of a project.
  • Prepare monthly development finance reports that provide leadership with insights into project performance, spending trends, risks, and opportunities against project underwriting.
  • Review and analyze contractor, consultant, and vendor invoices to ensure alignment with project budgets, contractual terms, and construction milestones, while coordinating approvals with Project Management, Procurement, and Accounts Payable.
  • Assist with reconciling project expenditures against accounting records, forecasts, and approved development budgets to ensure financial transparency and accountability.
  • Collaborate with internal stakeholders across development finance, leasing, operations, and marketing to support project decision-making and provide analytical support as projects evolve.
  • Gain exposure to projects at every stage of development from space demolition and renovation to large-scale ground-up construction projects, including transformational developments

Financial Modeling & Investment Analysis

  • Build, maintain, and enhance financial models used to evaluate development projects, leasing opportunities, and strategic investments across the airport portfolio.
  • Analyze project returns including IRR, effective rental yields, and investment performance, helping leadership assess the financial viability of development initiatives and commercial opportunities.
  • Support the preparation of investment approval packages and development proposals, translating complex financial analysis into clear insights for senior decision makers.
  • Evaluate leasing transactions, renewals, and terminations by modeling financial impacts and comparing performance against project feasibility assumptions.
  • Perform scenario modeling and sensitivity analysis to help leadership understand potential risks, upside opportunities, and the financial implications of key commercial decisions.

Asset Performance & Reporting

  • Deliver clear, data-driven insights into the performance of airport assets by maintaining accurate and transparent operational and financial modeling and reporting.
  • Support budgeting, forecasting, benchmarking and long-term planning processes tied to passenger traffic, retail sales performance, and concession revenue growth.
  • Develop and enhance performance dashboards that provide leadership with real-time visibility into key business drivers across the portfolio.
  • Monitor and analyze critical operational and commercial KPIs including:
  • Passenger traffic and enplanements
  • Retail sales performance and sales per enplanement
  • Sales productivity (sales per square foot)
  • Asset profitability and operating margins
  • Identify trends, risks, and growth opportunities through performance analysis and translate findings into actionable insights for development, leasing, and operations teams.

Process Improvement & Systems

  • Help shape how finance operates in a fast-growing organization by contributing to the development of financial tools, dashboards, and reporting frameworks that improve visibility into asset and project performance.
  • Identify opportunities to streamline processes and introduce smarter ways of working through automation, digital tools, and improved reporting structures.
  • Leverage prior experience, technical skills, and new technologies to improve data quality, reporting efficiency, and financial transparency across the organization.
  • Work within a flat and collaborative team environment, where thoughtful ideas and creative solutions can directly influence how the business operates.
  • Challenge existing processes and help build more efficient systems by thinking critically, questioning assumptions, and proposing innovative solutions that scale as the company continues to grow.
  • Participate in the ongoing evolution of asset management and development finance processes as ASUR Airports expands its portfolio and project pipeline.

What We're Looking For

  • Strong financial modeling and analytical skills
  • Experience with financial analysis, investment modeling, or project finance
  • Advanced Excel skills (financial modeling, Power Query, Power Automate, dashboard building)
  • Ability to manage multiple projects in a fast-paced autonomous environment
  • Strong communication and collaboration skills
  • Passionate about real estate development, infrastructure, or aviation industries

Qualifications & Experience

  • Bachelor's degree in Finance, MBA or relevant graduate degree preferred not required.
  • Minimum 2–5 years of experience
  • Proven experience managing complex budgets, client relationships, and vendor networks.

Compensation and Primary Location

  • Exempt, $70,000 - $82,000 salary based on experience and qualifications.
